The Journey

Ed had been searching for a property for the last couple of years, but he wasn't sure what type of property to buy or where to buy it. Whenever he found a property he liked, it was already sold by the time he contacted the agent for an inspection. Sometimes, key information about the properties, such as being located on a busy main road, near housing commission, or in flood-prone areas, was not disclosed by the agents.

 

To get some guidance, Ed spoke with FUTR's buyer's agent and accountant, Michael. After consulting with Michael and Berny, it was determined that Ed needed an asset as close to the beach as possible to achieve strong capital growth, with a good yield as an added bonus. Since Ed didn't want to deal with renovations, he preferred properties that were ready to rent.

The results were impressive – Ed was presented with a few off-market opportunities and one pre-market opportunity, which led to the successful purchase of an off-market property located at 1/111 Sunshine Blvd, Mermaid Waters. The property was a 5-pack on a 1106m2 block, fully renovated, with a lease in place for 12 months achieving a 5.52% gross yield.

Now, Ed is well on his way to achieving his goal of adding another property to his portfolio in the next couple of years.
