How long does the search take?

It depends on the brief, the budget, and what the market is doing. Some clients secure a property within days of engaging us — others take a few months, particularly when the brief is specific or the budget is competitive. We’ll give you a realistic expectation at the consultation stage. We’d always rather take the time to find the right property than rush you into the wrong one.

A significant portion of what we secure for clients is either off-market or pre-market — properties that never appear on the public portals. Our direct-to-owner approach and local agent relationships open up access that most buyers simply can’t replicate on their own. It varies depending on the brief, but it’s a meaningful part of how we operate.
No problem at all — that’s what our Negotiate Only service is for. You bring the property, we assess it independently, value it properly, and negotiate the best possible outcome on your behalf. You pay 1.0% of the purchase price, and you get the benefit of professional due diligence and negotiation without starting the search from scratch.

Not at all. We work across a wide range of budgets and property types — from first home buyers to investors to families upgrading or downsizing. If we can genuinely add value for your situation, we’ll tell you. And if we can’t, we’ll tell you that too.

We hear this one regularly. Off-market access comes from relationships built over years — with local agents, with homeowners, through door knocking and direct outreach. It operates within the context of the full service. You’re also welcome to use our Negotiate Only service if you’ve already found the property — but off-market access isn’t something we provide as a standalone product.
