Buying Your First Home on the Gold Coast? Let's Make It Simple.

We take the guesswork out of your first purchase — from grants and budgets to negotiations and settlement — so you can buy with confidence, not just hope.

You've done the weekends. You've got pre-approval. And you're still no closer to actually buying.

The market moves fast, the contracts are confusing, and the agent showing you through is paid by the seller — not you. Meanwhile you’re trying to figure out what your budget actually gets you, which grants you qualify for, and whether the price is even fair.

That's a lot to work out on your own. It's exactly what we're here for.

First home buyer grants and schemes — what's available right now

There’s genuine government support available for first home buyers in both QLD and NSW. The tricky part is working out what you actually qualify for and how to make the most of it. We’ll help you navigate all of it in conjunction with your broker or lender.

Queensland

No stamp duty on established properties up to $700,000. Concessions apply up to $800,000. One of the most significant savings available to QLD first home buyers.
Buy with just a 5% deposit without paying Lenders Mortgage Insurance (LMI). Available on properties up to $1,000,000. Places are limited each financial year.
The federal government takes a 30% equity share in your property, reducing the amount you need to borrow. You only need a 2% deposit to get started.

New South Wales

Stamp duty exemption on properties up to $800,000, with concessions available up to $1,000,000.
5% deposit, no LMI, available on properties up to $1,500,000 in NSW.

Eligibility conditions apply to all schemes. The right combination for you depends on your individual circumstances — we’ll work through this with your finance team.

First Home Buyers Finally Break Into the Market

As first home buyers, Janos and Thiane had been trying to get into the market for months. They’d already missed out multiple times in competitive situations and were struggling to build a clear picture of property values. Their search area was too wide — spread across too many suburbs — which made it hard to understand what was actually worth buying in any of them.

We reset their approach entirely. First, we narrowed the search to suburbs where their budget was genuinely competitive and where real opportunities existed. Then we identified overlooked properties that hadn’t attracted the attention they deserved. When it came to making offers, we guided them on exactly how to structure them to stand out — in a multiple-offer environment, the way an offer is written matters as much as the number on it.

Your first property doesn't have to feel like a gamble.

A free 15-minute chat is all it takes to find out where you actually stand and whether FUTR is the right fit for you.
